Drywall: nail pop near window

Illustrative example.

Warranty disputes are lost on evidence, not defects.

Months after handover, a homeowner reports a scratched floor or a nail pop. The builder asks whether it was there at handover. Nobody has a dated record of what that room looked like, so both sides argue.

For builders
  • Site visits just to look.

A rep drives out to assess each reported item before any trade is sent.

  • Items nobody can prove.

Without a dated record, small items drift into formal conciliation.

  • Many homes, many clocks.

Every unit has its own warranty timeline and repair windows.

For homeowners
  • Fixed submission points.

Ontario warranty items must be reported at set points in the first two years.

  • Claims rest on dated proof.

Phone photos and paper PDI forms rarely show the whole room on a known date.

  • Records that aren't yours.

Most warranty records today sit with the builder.

In 2024, Ontario homeowners submitted more than 58,000 warranty forms, and more than 5,500 led to a request for Tarion conciliation. Tarion 2026 Business Plan

Ontario New Home Warranty Guide

How the 7-year warranty works under Tarion.

In Ontario, every newly constructed home is backed by statutory warranty protection under the Ontario New Home Warranties Plan Act, administered by Tarion. ValidGrid provides the dated video proof needed across all three warranty tiers.

Tier 1Months 0–12

1-Year Warranty

Guarantees construction is free from defects in work and materials, adheres to the Ontario Building Code, and protects against unauthorized finish substitutions.

Common Handover Items:

  • Drywall nail pops, shrinkage cracks & paint defects
  • Interior doors, trim alignment & baseboard gaps
  • Cabinet door reveal margins & hardware adjustments
  • Flooring scratches or squeaks recorded at PDI
Submissions: Day 41, 6-Month, & Year-End forms in Tarion MyHome
Tier 2Months 0–24

2-Year Warranty

Protects the building envelope, mechanical systems, and major building components against moisture ingress and delivery system failures.

Key Protected Systems:

  • Water penetration through basement or foundation walls
  • Building envelope leaks (windows, doors, exterior caulking)
  • Electrical, plumbing, and heating delivery systems
  • Exterior cladding detachment (brick, siding, stucco)
Submissions: Submitted via Tarion MyHome before the 2-year anniversary
Tier 3Years 1–7

7-Year MSD Warranty

Comprehensive coverage for Major Structural Defects (MSD) that result in structural failure or materially affect habitability.

Structural Elements:

  • Footings, foundation walls & structural concrete slabs
  • Load-bearing framing, beams, columns & roof trusses
  • Severe settlement affecting load-bearing performance
  • Structural issues making the home unsafe to inhabit
Submissions: Tarion Major Structural Defect (MSD) form anytime in years 1–7
Tarion Construction Performance Guidelines

AI analysis benchmarked against published Tarion guidelines.

ValidGrid evaluates video footage using criteria drawn directly from Tarion's Construction Performance Guidelines (CPG). When a nail pop, reveal offset, or scratch appears, our engine gives you the exact measurement threshold and video frame, so builders and homeowners speak the exact same language.

Disclaimer: ValidGrid AI Inc. is an independent technology provider and documentation aid, not affiliated with or endorsed by Tarion. Users remain responsible for submitting statutory forms via Tarion MyHome.

Integrity of the Record

A record nobody can tidy up after the fact.

A builder wants proof of what was fine at handover. A homeowner wants proof of what wasn't. Both need the same thing: a record that shows what the camera saw, on the day it saw it.

Dated twice.

Every recording keeps the phone's capture time and our server's receipt time, side by side.

Never erased.

Findings are never deleted; fixed items show as resolved, with the repair attached.

Linked to the exact video.

Each record shows which recording its findings came from.

Confidence, not verdicts.

Every finding carries a confidence score and an evidence frame. People decide.

Stored in Canada.

Video and records are stored in Canada.

Independent.

ValidGrid is a documentation aid, not an inspection, and is independent of Tarion.

And when homeowners record their own home, that record is theirs: ValidGrid is built to be the first consumer-owned warranty companion.
